Terms and Conditions
By staying with us you agree to adhere to the Terms and Conditions outlined below. Failure to comply with these Terms and Conditions gives The Tantra Apartments (Ettalong Beach Resort) the right to refuse the electronic room card / key, amend the rate or immediate termination of the holiday accommodation agreement. Please take the time to read this carefully.
Check in is from 2pm on the date of arrival, and check out is by 10am on the date of your departure. Checking in earlier maybe possible, though please contact us directly to confirm.
Your co-operation in leaving the property clean and tidy is requested.
Our contactable phone number for all guests is on our booking / payment confirmation only. We do not supply this prior in general correspondence. Any phone number seen via a third party site, is not necessarily the number for bookings and therefore should not be used for your reference. We do however recommend that you reach us via email or by filling out our web form.
All expenses must be paid in full before you are issued with your electronic room card / key.
Should the guest arrange to extend their booking dates, the guest agrees to make all payments upfront.
Breakages, damages and lost cards / keys or remotes must be reported and paid for at the guest’s expense.
Pets and animals are not permitted inside or around the apartment / suite, nor anywhere else within the resort.
We take no responsibility for any personal property left on the premises by the guest.
A cancellation policy applies to each booking. If a booking is cancelled within one (1) month prior to arrival, 100% cancellation fee is incurred with no refunds. Cancellation outside one (1) month prior to arrival, a rescheduled booking for a later date is possible and without incurring any fees.
If booking dates require amendment, a $100.00 fee applies.
If you have paid within 24 hours of the check in date and time, you cannot cancel your payment (and request a refund) or original enquiry even if you have not received your booking confirmation. This includes any possible reasons on the day of your intended arrival.

For long term rentals (one month or longer), when a deposit (at least one weeks rent) has been made, will not be refundable if cancelled by the tenant, including even prior to moving in. In the event that it is cancelled or declined by us or the respective property owners for any such reason, a minimum 25% or $100 (what ever is higher) of the weekly rent will be applicable and therefore will not be refunded under any circumstances. At our own discretion, we may however retain the full deposit (minimum one weeks rent), which will be assessed on a case by case basis and reviewed internally.
Smoking is not permitted in any of our properties. Charges apply for bookings who dishonor this clause.
Our properties are not a party house. So no outdoor music or live entertainment of any sort. Council, police and the local community have strict requirements in regard to nuisance noise and offensive behavior. Please respect our local community and neighbours. Under Section 268 of the Protection Environment Operations Act 1997, a complainant may be successful in obtaining a noise abatement order from the local court against the offender. Heavy penalties do apply.
The number of guests should not exceed the rooms configuration and capability, or subsequently agreed in writing or via email. This includes visitors to the property at any time. Fees will apply for excess guests not agreed with the owners in advance.
Parties and functions are strictly prohibited. The price charged is for domestic use only and not commercial use. Party accessories including balloons, banners, etc are not to be displayed on the property under any circumstances. Accordingly, this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, and/or repairs. Use contrary to this may result in additional payments and/or immediate booking cancellation.
Disturbance to our neighbours, including excessive noise (by law), is prohibited and may result in termination of occupancy.
As the guest, you agree to allow The Tantra Apartments (Ettalong Beach Resort), or a contractor to enter the premises in which you are staying to carry out necessary repairs or maintenance.
The Tantra Apartments (Ettalong Beach Resort) accepts bookings in good faith, however, we will not be held responsible for circumstances beyond our control.
Every reasonable endeavour will be made to find alternative accommodation should a major repair or maintenance be carried out on a property.
We do not give out your personal details to any external companies or individuals at any point. Your information is securely kept and is respected at all times. It is private and confidential.
